At Red Key Homes & Property Management, we review all applications using consistent, written screening criteria in compliance with the Fair Housing Act, Oklahoma Fair Housing laws, and the Fair Credit Reporting Act (FCRA). We do not discriminate based on race, color, national origin, religion, sex, familial status, disability, age, or any other protected class.
All applicants are screened through TransUnion SmartMove via Buildium, which provides credit, background, and eviction reports.
General Requirements (All Rentals)
These standards apply to every property, with tiered criteria based on the rental price:
- Income: Applicants must show verifiable income of 3x the monthly rent (or 3x–3.5x for premium rentals). Income may be combined for multiple adults.
- Identity & Verification: Applicants must provide a valid government-issued ID and proof of income (pay stubs, offer letters, bank statements, award letters, etc.).
- Rental History: Positive rental history is required. Unpaid landlord debt, repeated late payments, or poor references may result in denial.
- Consumer Report Authorization: All adults 18+ must submit an application and authorize a credit, criminal, and eviction background check.
- Pets: Pet approval varies by property and may include breed and weight restrictions.
- Occupancy Standards: Follows local and state guidelines.
Tiered Screening Criteria by Rent Amount
Red Key uses risk-based criteria appropriate for the price point and financial exposure of each property.
Entry-Level / Single-Family Homes Under $1,400/month
- Credit Score: Minimum 500–550
- Income: Minimum 3x monthly rent
- Evictions: No evictions within the last 3–5 years
- Criminal History: No violent or serious felony offenses within the last 15–20 years
- Additional Considerations: Strong rental history preferred; higher deposits may be required for risk factors permitted by law.
Mid-Range Rentals $1,400–$2,000/month
- Credit Score: Minimum 600+
- Income: Minimum 3x monthly rent
- Evictions: No evictions within the last 5 years
- Criminal History: No violent or serious felony offenses within the last 15–20 years
- Additional Considerations: Applicants must demonstrate stable income and solid rental history.
Premium Rentals $2,000+/month
- Credit Score: Minimum 620–650+
- Income: 3x–3.5x monthly rent (based on property and owner requirements)
- Evictions: No evictions within the last 7–10 years
- Criminal History: No violent or serious felony offenses within the last 15–20 years
- Additional Considerations: Applicants for premium homes must show strong credit depth, stable income, and excellent rental history.
Criminal Screening Standards (All Properties)
We use an individualized assessment consistent with HUD guidance. Automatic disqualifiers include:
- Violent felony convictions within the last 15–20 years
- Serious financial crimes within the last 10 years
- Crimes that pose a risk to the health, safety, or property of others
Arrests, charges without convictions, expunged records, and juvenile records are not considered.
Adverse Action Notices
If your application is denied or approved with conditions based in whole or in part on a consumer report, you will receive an Adverse Action Notice as required by the Fair Credit Reporting Act (FCRA), including instructions on how to obtain and dispute your report through:
